The file you have download this is the theme package zip file. where include themename-pro.zip, xml file and sql file so when you finish the download just extract the theme package and you just need to upload themename-pro.zip in the WordPress. Since the free and pro version creates separate tables in database that is the reason we need to make all the changes again in pro version and this is one time process. In future the theme updates the changes remains same as it has.
