The file you have download is the theme package zip file where includes cleaning-pro.zip, xml file and sql file so when you finish the download just extract the theme package and you just need to upload cleaning-pro.zip file in the WordPress. If you still have problem please send us the login details we will upload the theme on your WordPress.
After theme installation you can find the options in Appearance >> Theme Options.

Those are the default content of sidebar which is coming from sidebar.php file. If you want to edit them then go to Appearance >> Editor >> sidebar.php >> Find and edit the content.
Or if you want to remove the sidebar then go to Appearance >> Widgets >> Here you can add blank text widget in blog/page sidebar.
